3.1. Planning scope: The scope of the study includes 02 areas located along the two sides of the red line of the route DT310 (the route connecting the two areas of the approved urban planning project with the scale of 1/500, renovating and embellishing urban development in the area 02, Gia Khanh Town) in the territory of Gia Khanh town, Thien Ke commune, Binh Xuyen district, Vinh Phuc province; located in the planning area of subdivisions C4, D1. Specifically:
- Adjacent to the agricultural land and the greenery land isolating Ba Thien 2 industrial park and residential land of Ngu Ho village, Thien Ke commune, Gia Du village, Gia Khanh town to the North.
- Adjacent to the agricultural land of Gia Khanh Town, Thien Ke Commune, Tam Quang Village, Xuan Quang Village, Ao Trach Village and Huong Da Village, Thien Ke Commune to the South
- Adjacent to the 36.5m wide center road of Gia Khanh Town to the West.
- Adjacent to the Ba Thien Industrial Park and Ba Thien 2 Industrial Park to the East.
3.2. - Area of the planned site: 130.9195 hectares.

Nature of the planned area: The planned area locates on both sides of the DT.310 route, aiming at managing the route border, construction order, urban landscape architecture, effectively exploiting the two sides of the road, serving as a basis for connecting infrastructure with neighboring functional areas. At the same time, the planning focuses on deploying construction investment projects to serve the local socio-economic development.
